How the foundation repair cost is calculated
Foundation work is priced by method, not by square foot, so the calculator asks for the methods: cracks sealed, piers, wall tiebacks, slabjacking, waterproofing and carbon fiber straps. Each has a unit price blended from HomeAdvisor (June 2026) and Fixr (January 2026). Neither survey splits labor from materials for this work, so the calculator assumes half and half before your state's wages (BLS) and goods prices (BEA) apply. Those are survey ranges, and foundation jobs vary more than any other page on this site.

Worked example: four piers under a sinking corner
Piers are $2,000 each at the typical price, so four are $8,000. The engineer's report adds about $860 and the permit about $120 (Fixr: $75 to $150). Total: $9,000, low $6,700, high $11,300. Six piers would be $12,000 before the engineer. The order of magnitude matters more than the last hundred dollars: one company's plan often differs from another's by thousands, which is why the second opinion is worth it.
Foundation crack repair cost
A hairline crack sealed with epoxy injection is about $570 with a permit, or $450 without; HomeAdvisor says $250 to $800 and Fixr $200 to $1,000. Count each separate crack. A crack that keeps widening, or that shifts one side of the wall against the other, is a structural question, not a sealing one.
Pier, slab and waterproofing costs
- Piers (underpinning) lift and stabilize a sinking section of the house: $1,000 to $3,000 each, $8,000 for four.
- Slab foundation: slabjacking or mudjacking a sunken slab is about $1,050. Fixr's total range for slab foundations is $1,000 to $10,000.

What raises the price
Access for equipment, the number of piers, a basement that has to be excavated, ongoing water problems, and the engineer's plan. Underpinning and full house lifting sit at the extreme: Fixr lists $10,000 to $40,000 and $20,000 to $30,000. Specialty crews bill about $200 an hour (HomeAdvisor, Fixr).
DIY or a pro
Sealing a hairline crack in a wall with a kit is a reasonable DIY job. Piers, jacking, tiebacks and wall repairs are not: they carry a structural load and need a design. Hire the engineer yourself so the person who decides what to fix does not sell the fix.
Permit
Structural repairs usually need a permit, and Fixr puts it at $75 to $150. Some jurisdictions also want the engineer's letter.
