Finishing an 800 sq ft basement to a mid-range standard with a drywall ceiling costs about $29,000 at US-average prices, roughly $36 per sq ft, with a range of $22,500 to $35,000. Adding a bathroom and one egress window takes it to about $53,000. HomeAdvisor's average basement remodel is $22,888 and its per-foot range $30 to $75, rising past $120 with high-end finishes.
How the basement finishing cost is calculated
HomeAdvisor breaks a basement job into tasks priced per square foot of finished floor. The calculator adds them up, prices the ceiling you choose, and adds the bathroom, egress windows and waterproofing as separate items:

The typical price is the middle of each range; your finish level moves toward the low or the high end. Half of each price is treated as labor (Fixr and HomeAdvisor put labor at about half of a build-out), then labor is scaled by your state's construction wages (BLS) and materials by its goods prices (BEA).

Fixr notes most basements are 800 to 1,000 sq ft. HomeAdvisor prices basements of 700 to 1,500 sq ft at $17,000 to $24,000, so the example sits a little above that band because it includes a full drywall ceiling and a contingency. Fixr's full remodel of a 900 sq ft finished basement runs $27,000 to $81,000.

Drywall or drop ceiling
A drywall ceiling is priced at $2.50 to $4.33 per sq ft: HomeAdvisor's $1.50 to $3 for drywall plus painting, which Fixr puts at $900 to $1,200 for a basement ceiling. A drop ceiling averages $9.35 per sq ft installed according to Fixr, so the example with a drop ceiling comes to about $34,000. The drop ceiling costs more but leaves pipes, ducts and valves reachable behind lift-out tiles, which matters in a basement.
Basement bathroom and egress window cost
A basement bathroom is priced at $6,600 to $30,000, typical $18,275: HomeAdvisor gives $6,600 to $16,500, Fixr $20,000 to $30,000 for a bathroom added during a basement remodel. The spread follows how far the new drain and supply lines have to run and how much is broken out of the slab.
An egress window costs $2,500 to $5,300, about $3,500 on average (Fixr), including cutting the foundation, the window well and the window. The 2021 IRC requires an emergency escape opening in every new basement sleeping room (R310.1 and R310.7), with a net clear opening of at least 5.7 sq ft, at least 24 in high and 20 in wide (R310.2.1, R310.2.2). Your local building department decides which code edition applies.
Waterproofing first
Finish only a dry basement. Fixr puts waterproofing at $3 to $10 per sq ft, $5,000 for an average job, and HomeAdvisor lists foundation repairs of $2,000 to $7,100 where water has already done damage. Turn on "Waterproofing first" if you see damp walls or standing water after rain.
How to cut the cost
The carpentry and finishes are where DIY pays: doing the framing, insulation, drywall, ceiling, paint and flooring yourself drops the example to about $17,700, with only the wiring, permits and materials left. Wiring stays with a licensed electrician, and an egress window cut into a foundation wall is a contractor's job.
