Price the covering before the access work
A terrace and a detached house can have very different scaffold requirements even when the measured roof areas match. Start with the actual surface to be covered. A roof area already measured on the slope does not need another pitch multiplier. If you know only the footprint, enter dimensions that include the overhangs and let the pitch calculation find the slope area. Dormers, valleys and separate extensions need their own measurements; a simple rectangle is not a survey of a complicated roof.
Concrete tiles, clay tiles and natural slate have different supplied-and-fitted allowances. These are covering budgets, rather than promises that every part of a reroof is included. Ask the tradesperson whether stripping, waste handling, battens, underlay and ridge details appear in the installation rate. Scaffolding should specify the sides, lift heights, pavement permissions and hire period. Add the actual access quote instead of assuming every semi-detached house needs the same scaffold.
Worked example: 80 m² of concrete tile
The default net triple is £77.08 / £129.79 / £182.50 per m². Its midpoint gives 80 × £129.79 = £10,383.20 before tax. Standard VAT adds £2,076.64, producing £12,459.84. The large result rounds this to £12,500, with additional quotes set to zero. That zero means scaffolding, strip-out, fascia and guttering are excluded or already included in a confirmed covering quote. It does not mean those services are free.

London, Scotland and consent
The region selector records where the work will happen. It does not invent a London surcharge or a Scottish discount. A local quote can change access, travel and labour substantially. Standard VAT is 20%; this estimate does not determine whether a particular renovation qualifies for an exception. Check your nation's building rules and ask the planning authority about listed buildings or conservation areas before changing the roof's appearance.
A switch from lightweight tiles to slate also needs a structural check. Treat insulation, ventilation and drainage as parts of the roof design, not as optional finishes added after the covering has been ordered.
