A Colorbond replacement budget is different from the price of metal sheets for a new frame. This replacement model includes ordinary removal, disposal and the new covering within its base package. It does not add the installation-only price again. Start from the roof's measured slope area, or enter footprint and pitch. Include overhangs in the footprint, and measure complicated wings separately rather than assuming the rectangular geometry accounts for every valley.
The verified material choice is Colorbond. Tile, terracotta and Zincalume replacement premiums have not been invented from material-only prices. An owner can enter a confirmed before-GST installed rate to narrow the allowance for a specific quoted job. Structural conversion, additional sarking, insulation blankets, gutters and downpipes are separate quote fields. Add these only when the base contract excludes them.
Example: a 200 m² Colorbond replacement
The net range is A$61.16 / A$92.80 / A$124.44 per m². Two hundred square metres at the midpoint gives A$18,560. GST adds A$1,856. The total is A$20,416, displayed as approximately A$20,500. No asbestos, structural conversion or extra guttering quote is present in this example.

Dividing its low total by the largest example area and its high total by the smallest produces a derived rate envelope of about A$54.55–138.89/m². This is a disclosed planning derivation, rather than a rate the publisher directly quotes. Neither guide states a consistent GST basis; the net envelope allows both possibilities. Standard GST is 10%.
NSW, Queensland, Victoria and the rest of Australia
The state selector includes Sydney, Melbourne, Brisbane and Perth in the labels to help locate the job. It does not claim an official construction-price multiplier. Installer availability, transport and difficult access belong in local quotes. The site's wind classification and bushfire attack level need assessment of the actual site and roof system. A Queensland address alone cannot establish cyclone fixings or a BAL requirement.
Suspected asbestos requires a qualified assessment before stripping. SafeWork NSW requires a removal licence above its non-friable threshold, while WorkSafe Victoria has an exemption subject to both area and work-duration limits. The calculator shows the verified local note when relevant and otherwise directs you to the state authority. No professional asbestos price is assumed.
Ask the roofer about the condition of battens, the approved roof assembly and any structural change from tiles to steel. A lighter covering does not automatically prove the remaining structure is suitable.
