How the garage conversion cost is calculated
HomeAdvisor (June 2026) prices a one-car garage conversion at $6,000 to $18,000 and a two-car conversion at $11,000 to $33,000. Divided by the floor area (about 240 and 440 sq ft), both are $25 to $75 per sq ft. That base covers turning the garage shell into finished living space: insulation, drywall, flooring, windows, an entry door and electrical. Labor is 50% to 60% of the cost. The calculator adds what HomeAdvisor prices separately:
- Heating and cooling: $300 to $5,000, depending on whether you extend ducts, add a mini-split or plug in a heat pump.
- Plumbing for a bathroom: $1,500 to $4,000.
- Permits: $300 to $1,000.
- Contingency: 10%, because opening a garage wall and slab finds surprises.
Cost = area × price per sq ft for the finish level + heating and cooling + plumbing + permits + 10% contingency
Budget, mid-range and high-end pick the band of the $25 to $75 range: $25 to $50, $37.50 to $62.50 or $50 to $75 per sq ft before the state factors.

The conversion checklist
- Floor. A garage slab slopes toward the door and sits lower than the house floor. Leveling and a moisture barrier before flooring is where costs creep up.
- Garage door opening. It has to be framed, sheathed, insulated and finished as a wall, with or without a window.
- Insulation and R-values. Garage walls are often uninsulated; the insulation calculator sizes the batts or foam.

What raises the price
- Bathroom or kitchen. Every plumbed fixture adds pipe, venting and inspection; cutting the slab for drain lines is more work than roughing in a wall.
- Electrical service. A conversion adds outlets, lighting and a heating circuit; an older panel may need an upgrade.
- Finish level. Flooring, cabinets and windows are the levers between the low and high band.
- Region. Labor is over half the job, so state wages matter: the calculator scales by state.
Permits and rules
Converting a garage almost always needs a permit, and the finished room has to meet code for a habitable room: egress windows in a bedroom, insulation, heating and smoke alarms. Some cities and homeowners' associations require you to keep off-street parking.
